How NSW land tax works
NSW land tax is assessed for each calendar year on land you own at midnight on 31 December of the year before. The general threshold of $1,075,000 and premium threshold of $6,571,000 have been frozen since 2024.
Revenue NSW usually uses the average of your last 3 years of land values, which smooths out big jumps in valuation.
Foreign owners: a surcharge of 5% of the land value applies to residential land owned by foreign persons, with no threshold. Land held in trusts and companies doesn't get the threshold either.
