What is stamp duty?
Stamp duty, also called transfer duty or land transfer duty, is a one-off state tax you pay when you buy property. It's usually the largest cost on top of your deposit, often tens of thousands of dollars, so lenders expect you to have it covered at settlement.
Why it differs so much between states
Each state writes its own rates and concessions. Some give first home buyers a full exemption up to a price limit, some use a sliding discount, and a few have moved toward annual land tax instead. Foreign buyers pay an extra surcharge in most states. That's why a calculator for the right state matters more than a national average.
Ways buyers commonly pay less
- First home buyer exemptions and concessions
- Lower rates for a home you'll live in
- Concessions for brand-new homes or vacant land
- Pensioner and seniors concessions in some states
